Clients often ask when is the best time to sell? Realtors have a saying in real estate “timing is everything”. I was recently asked this question by one of my repeat clients about the sale of a condo that he owned. I analyzed the activity in the condo building and found out that there was not a single unit for sale but very high demand for the building and the location. I suggested that he put the condo for sale as soon as he had it ready and that happened on December 20th. There were two showings on December 21st and both of the buyers submitted offers. The unit sold $5000 above the asking price. The seller made an informed decision to list when there were no other units for sale and his decision produced very favourable results. Realtors can provide detailed information about a specific location that is not available on to help sellers make the best decisions about timing of the sale of their investments.
